Answer: Valley apartment buildings need annual testing of whichever Reg 4 systems they actually have. A high-rise or newer podium building may run all five — fire sprinklers (NFPA 25), fire alarms (NFPA 72), fire pumps (NFPA 25 Chapter 8), standpipes (NFPA 25 Chapter 13), and emergency power and lighting (NFPA 110/101) — while an older garden complex may only have a fire alarm system and emergency lighting. Each installed system requires its own test, report, and Brycer filing.
Answer: Yes, if they have fire protection systems. Many garden and mid-rise complexes built from the 1950s through the 1970s across Van Nuys, Reseda, and North Hollywood have fire alarm systems and emergency lighting even where they predate sprinkler requirements. Any building with a fire alarm system, sprinkler system, standpipe, fire pump, or emergency generator must have those systems tested and filed under Regulation 4 annually.
Answer: Most Regulation 4 systems require annual testing and Brycer filing. Some components have additional intervals: fire pump flow tests are annual with weekly churn tests; sprinkler systems need a 5-year internal inspection; standpipes require a 5-year hydrostatic test; and emergency generators need monthly no-load exercise plus annual load bank testing. Sprinklered warehouses with fire pumps typically carry the heaviest testing schedule.
